General Requirements for Issuance of Permit for New Construction
1. Fill out building permit application: (Note be sure to include legal description)
First step is to fill out Notice Activity form and submit.
2. Plans and Specifications:
A. Check with Building Inspector to see if plans, engineering calculations, and plot plans required.
B. New residential homes and or garages: Plans engineering calculations and plot plans required.
C. New commercial building: Plans engineering calculations and plot plans required and prepared by an architect or engineer (NO EXCEPTIONS).
D. Designed heating and cooling systems required. (design temp 0°).
3. Minimum requirements:
A. Structural concrete for footings, foundations, and load bearing slabs on grade is required to be a minimum of 2500 psi; this does not take into allowance for exposure.
B. Frost protection: 42” minimum to top of footing.
C. Foundation shall extend a minimum of 6” above centerline of street and or 6”above finish grade.
D. Provide for drainage a minimum of 5% fall for 15’.
E. Minimum snow load is 30 lbs at roof or 40 lbs ground snow load.
F. Minimum wind load is 90 mph.
G. Engineered foundation designs with soils testing.
H. Codes: State Electrical – 2006 International.
I. Minimum of 7 days for plan review.
4. All plan fees, permit fees and tap fees must be paid prior to start of construction. Check with Utility/Building Clerk for applicable fees.
